Cancellation / Rental Policy
NOTICE TO TENANT:   You must be 21 years of age to rent our properties.

THIS RENTAL AGREEMENT IS FOR THE NUMBER OF NIGHTS AND THE NUMBER OF OCCUPANTS SUBMITTED BY THE BOOKING PARTY AND CANNOT EXCEED THE CITY REGULATED OCCUPANCY. Any additional unregistered/unauthorized guests are subject to a fine of $150.00 per person, per night (Section 537 of the California Penal Code) and agree to forfeit all rental fees. Parking more cars than are allowed at the rental property is a violation of City Ordinance. Renters in violation of the posted allowance will be subject to eviction and forfeiture of all rental fees, charges and deposits. FRAUDULENT RESERVATIONS WILL BE CANCELLED. GUESTS THAT DISREGARD THE RULES OUTLINED IN THE RENTAL AGREEMENT WILL BE REMOVED FROM THE PROPERTY AND AGREE TO FORFEIT ALL RENTAL FEES AND SECURITY DEPOSITS.

All reservation requests are tentative and are subject to cancellation until paid in full and guest information is confirmed and approved by RESORT TOWN RENTALS.
Credit Card or Money Order is the only accepted form of payment. Signature from paid guest for security deposit authorization, current credit card and photo I.D. are required at time of check-in.

CANCELLATION POLICY:
All reservations are non-cancellable and non-refundable within 14 days prior to arrival, 30 days for holiday periods. Reservations cancelled 14 days or more prior to arrival date are refundable with a $75.00 cancellation fee, holiday periods 30 days or more prior to arrival date. ANY/ALL holiday reservations not fulfilled will forfeit all rental monies. NO REFUNDS FOR UNUSED NIGHTS or early check-outs. RESORT TOWN RENTALS reserves the right to substitute a comparable property should any unforeseen problems arise with the rented property before or during your stay. NO compensation will be considered for complaints made at or after check-out. Any problems need to be reported within one hour after checking-in. No compensation will be considered for a non-operable spa/hot tub or sauna. Tenants are financially responsible for any and all damage done to the cabin during your stay. Any damages to the cabin or property or extraordinary cleaning fees will be charged to the credit card used for booking the reservation and/or used for security deposit. Be Aware that by reserving and signing our rental agreement, you are accepting any and all responsibility for your entire party and yourself.

ALL PROPERTIES ARE NON SMOKING.

Smoking in the cabin could result in a fine of up to $250.00 for additional cleaning. 

Under NO circumstances will tenants or their guests hold owners or RESORT TOWN RENTALS responsible for any damages, injuries or claims of any kind resulting from their stay. All CABINS are RENTED AS IS. Please remember these are privately owned rental properties and the homeowner will maintain them to the best of their ability.

Homeowners and RESORT TOWN RENTALS are not responsible for any personal injury, loss or damage to tenants persons or property, or to their guests, and the tenant assumes the risk to their persons and property caused directly or indirectly from inclement weather, acts of nature, power failure, accidents related to fire or tenants failure to remove snow and ice on the property, or any unforeseeable circumstances.

Tenants understand that RESORT TOWN RENTALS, its Owners, Employees or the Homeowners are NOT responsible for any injury caused by slipping on snow or ice and that the tenants are responsible for the removal of snow and ice on the property, to include the pathways from the car to the door of the cabin, doorways, decks, patios, etc.

NO refunds will be given for cancellations due to weather, road conditions, acts of nature, mechanical or electrical failure of TV's or other equipment, malfunction of spas, sighting of insects, bugs, rodents, or any other circumstances beyond our control. We will reschedule your stay if all three Highways to Big Bear have been closed. Chains are required in all vehicles during the winter months, by law.

PARK AT YOUR OWN RISK.
Off street parking is not allowed at any cabin during the winter months, per the City of Big Bear Lake and the County of San Bernardino. DO NOT park anywhere on the street or your vehicle will be towed at your expense and you will receive a large fine. You must park in the designated parking spots, not in the street.

Every effort will be made to ensure all amenities as advertised for rental are available for your use. However, if problems should arise beyond our control there will be NO monetary compensation made. By signing this Rental Agreement, you understand that there will be NO monetary compensation given if any amenity is not available for use.

The rental cabin must be left in the same condition as it was upon your arrival. We will do a complete inspection of the cabin before and after your arrival. Should any items be missing from the cabin or damaged after you depart, you will be charged to replace or repair these items, at a reasonable cost. DO NOT leave trash inside or outside of the cabin, no cigarette butts, cans, bottles, lids, etc., to be left on property. If the hot tub/spa requires a dump and re-fill after your use, due to bacteria build-up from urine, alcohol, lotion, shampoos, bubbles, etc., you will be charged $150.00 for this service.

Per City Ordinance, guest must remove all trash from the property before departing or you will be charged a minimum of $25.00 for removal. Trash can be taken to local public trash sites (see posted map at rental cabin). Guests must clean and put all dishes away. Lock all doors and windows, turn the heat down to 55 degrees on all thermostats, turn off all lights and appliances, leave at agreed upon time and return keys to the rental office. Credit will not be given if an amenity is not available for use. Credits will not be given if there is a power outage in the area, which is out of our control.

CHECK-IN / CHECK-OUT
Check-In time is 3:00 pm. Check-Out time is 11:00 am.
DURING ALL HOLIDAYS 
Check-In time is: 4:00 pm. Check-Out time is 10:00 am.

INDEMNIFICATION AND HOLD HARMLESS
Tenant agrees to indemnify and hold harmless Agent and the Owner from and against any liability for personal injury or property injury or property damage sustained by any person (including tenants’ guests). We reserve the right to refuse service to anyone for any reason if they may impact the enjoyment of other guests or residents. Violations of our terms and conditions will result in eviction without refund. You agree to be held responsible for any damages caused during your stay.You agree we can charge you for damages or excessive cleaning caused by you or your guests in your party. 

GUESTS ARE REQUIRED TO COME TO OUR OFFICE TO CHECK-IN, BEFORE GOING TO THE CABIN.
